According to JLL Vietnam, large-scale warehouses integrating multiple functions is a new direction of the logictis industry to meet market demand.
Vietnam – the world’s new “warehouse”
At the CEO forum, Ms. Trang Bui, Senior Director of Vietnam market, JLL Vietnam said that up to 26 international brands have moved or expanded production to Vietnam. With this number, Vietnam leads the group of countries that benefit from changes in international supply chain structure, followed by Taiwan (11 brands).
Many experts present at the event also stated that the movement of the supply chain has turned Vietnam into the “warehouse” of the world, not just domestic transportation.
In addition, Vietnam is a bright spot for foreign investment in the context of the global economy affected by the Covid-19 pandemic. In the first 6 months of 2020, FDI in Vietnam reached nearly 16 billion USD, down 15% compared to the same period in 2019 but still better than the average 30-40% decline globally.
In particular, with 13 bilateral and multilateral free trade agreements (FTAs) already in effect, the RCEP has just been signed, 2 FTAs are under negotiation, Vietnam is one of the most open economies. gender, creating great opportunities for supply chain development.
Modern logistics center model
According to JLL Vietnam, in the past 24 months, there have been nearly 3 billion USD of investment in logistics systems and modern logistics centers.
“Previously, investors and businesses did not pay attention to the age of logistics centers. However, as the requirements become stricter, the basic infrastructure will not be able to meet the needs of customers. Therefore, investors will calculate the age and cost effectiveness of logistics centers to serve the supply chain, in which construction materials will be more interested in ensuring the safety of goods contained in warehouse “, Ms. Trang Bui assessed.
In fact, the number of logistics center facilities in Vietnam is increasing rapidly. According to NS BlueScope Vietnam, a unit specialized in providing high quality factory solutions for businesses, for every 10 works that this business performs, up to half are warehouses for logistics activities. such as DHL, Kerry, Mapletree, BW, FM Logistic, Kizuna …
“In the past, warehouses existed in a separate form with a small scale to only serve the needs of each business. The current trend is that businesses shake hands with each other, or companies invest heavily in large-scale warehouses. large, integrating many storage functions in a center called a logistics center “, Mr. Le Duy Hiep, Chairman of the Vietnam Association of Logistics Services, has similar views.
Safety and quality of warehouse
“Construction materials and solutions are two important factors determining the quality of logistics factories”, Mr. Vo Minh Nhut, General Director of NS BlueScope Vietnam said.
In terms of materials, the company said it has spent more than A $ 100 million over 22 years researching the steel industry’s advanced Activate plating technology, with a four-layer matrix structure that protects the base steel.
Unlike the current 2-layer zinc-aluminum plating technology on the market, Activate provides outstanding corrosion resistance, even in harsh environments such as close to the sea, polluted industrial zones. BlueScope integrates this technology in high-end Colorbond corrugated iron products.
This plated steel group from Australia also works to improve the paint coatings to increase the dust resistance, optimize heat resistance through Clean self-cleaning technology, Thermatech solar reflector technology. , keep the color durable over time.
BlueScope also has a Lysaght solution with a synchronized roof system, without screws directly through the roof. The roof panel and roof mounting accessories can be freely moved, eliminating the risk of breaking the bond between the roof and the bonding belt when the roof expands due to heat. This solution is especially suitable for the hot climate of Vietnam, helps the roof not leak and limits the risk of roof shedding.
“We also have strategic partners in design, to ensure the aesthetics of modern and high-quality factories”, Mr. Nhut added.
Currently, Colorbond and BlueScope’s Lysaght solution are not only present in factories in Vietnam but also in the world.
